The Department of General Services identified an old office building, warehouse and adjacent parking lots that were no longer needed by state agencies.  The large site, which is over three acres, is ideally suited to accommodate a mixed use development. 

Project Milestones

The Michaels Organization was selected to develop the site, which includes 1,446 new housing units and approximately 30,000 square feet of retail space.  The housing units are income restricted with the following Average Median Income (AMI) limits: 

West Tower (Phase I)

  • 589 market rate housing units
  • 147 units -50% or less AMI
  • Total West Tower units: 736

East Tower (Phase II)

  • 237 Units-120% or less AMI
  • 237 Units-100% or less AMI
  • 236 Units-79% or less AMI
  • Total East Tower units:  710

Project total units: 1,446

The environmental review process has been completed.  A Notice of Exemption was filed on 8-26-2024 with the State Clearinghouse, No. 2024081032.
